Landlord 101
On August 5 of 2016, I was upgraded to be a proud landlord.
LandLORD, wow, sounds so powerful.
But it is actually not. It is lots of work and responsibilities.
The apartment I got was actually in a very good condition, however it was an old house that is more than 100 years old, and it has been " recently" renovated in 1985. The structure is the same. Plumbing is partially new. HVAC is new. Electricity is partially newly wired where some of them are still old.
Then I found out there are a few violation of the electricity code. The receptacles in bathrooms and kitchen are not GFCI ones (AKA. Ground fault circuit interrupter). So I am going to replace them.
How-to:
0, IMPORTANT!!!! Cut off power!
1, The live wires are to connect to the smaller hole side. And the live wires are black.
2, The negative wires are to connect to the bigger hole side. The negative wires are white.
3, The ground wire is to connect to the screw in the bottom The ground wire is green.
4, (recommend) use insulation tape to protect the wires.
And the nice handy guy recommended me a product called latex glue. It could be used to fill the holes/cracks on the wall and the result was really beautiful!
And we painted the ceilings.
And we fixed the lights.
Voila!!! Landlord duty.
